Paying homage to its name, The Pearl South Perth will be a shimmering and glamorous development proudly overlooking the Swan River.

“The building has been designed to reduce energy consumption and enhance thermal comfort via the central hot water system that’s in the building,” Mr Billings said.

“We have infrastructure in place to cater for electrical vehicle charging and there is landscaping proposed next to all the lobbies of the tower with a provision of trees, so it’s a green spine that runs right up the side of the building.”

Mr Billings said The Pearl South Perth would also enjoy 100 per cent solar access, ensuring residences enjoyed natural light all year-round.

“With south-facing apartments, typically you never get direct sunlight because the sun doesn’t go to the south but, with the way The Pearl has been designed, even the apartments that have a southern aspect will get either morning or afternoon sun,” he said. “The full building is double glazed, so there is lots of light and plenty of opportunities to enjoy the views.”

With 137 apartments spread over 27 levels, Mr Billings said The Pearl South Perth had a range of living plans to suit any buyer.

“There is a mixture of one-bedroom, two-bedroom and three-bedroom apartments, as well as four-bedroom sky homes,” he said.

“There are also two double-storey penthouses with their own internal lifts and swimming pools.”

Residents will be able to enjoy quality flooring throughout, including engineered floorboards in the kitchens, 100 per cent pure wool broadloom carpet with underlay in the bedrooms and large format ceramic tiles in the bathrooms, as well as reverse-cycle ducted air-conditioning for comfort year-round.

Standard apartments come with Miele cooktops, rangehoods, ovens and dishwashers, as well as Fisher & Paykel dryers, with additional inclusions and upgrades also available.

Penthouses and sky homes are equipped with Gaggenau cooktops, rangehoods and combination speed ovens, plus steam ovens, Miele fridge/freezers, dryers and washing machines.

Mr Billings said buyers interested in the sky homes and penthouses would be able to enjoy a level of flexibility in the layout.

He said buyers could customise the layout and potentially shift walls around to create custom spaces.

“We will work with those buyers and customise their apartments to suit them,” Mr Billings said.

The amenities on offer at The Pearl South Perth is nothing short of opulent.

“There is a nice outdoor area with a pool, a spa, an outdoor dining area and a barbecue,” Mr Billings said.

“There is also an indoor dining and lounge area with a full kitchen, a temperature-controlled wine room, a theatre, a gymnasium and a sauna.

“Residents can pop downstairs and have a barbecue by the pool with friends – there is also a nice dining space down there with lovely landscaped gardens.”

Stepping outside, The Pearl South Perth’s location provides access to exceptional dining experiences, as well as further entertainment options in the heart of Perth city via the convenient ferry.

“You can walk to local amenities and all the things in South Perth that people love, including Coco’s Restaurant, Rambla On Swan and more at the Mends Street precinct,” Mr Billings said.

With more than 20 apartments already sold, Mr Billings said buyers would be investors, first homebuyers and downsizers.

“Downsizers have been driving the apartment market now for the last, probably, five years,” he said.

“They usually have a house within two or three postcodes in the area and they want to stay in the locale, that’s what’s important to them.

“We are also finding people coming out of rentals and buying because the prices are only going to increase, the cost of building is increasing and there is a shortage on the market.

“If you don’t buy now, you are going to pay the price – literally.”

With construction getting off the ground around the end of the March quarter next year, completion is expected in early 2025.
